The Ascott Limited has officially opened lyf Bugis Singapore, a 308-room property within walking distance to Bugis, Rochor and Bencoolen MRT train stations. Previously, the Hotel G property under GCP Hospitality, lyf Bugis Singapore, has transformed its decor and spaces, retaining the same number of rooms. Room rates start from S$160 nett.
lyf Bugis Singapore is Ascott’s fourth lyf property in Singapore (lyf Farrer Park Singapore, lyf Funan Singapore, lyf one-north Singapore). It is also the first wellness-focused lyf property in Singapore. Two private funds jointly own it under CapitaLand Investment, CapitaLand Ascott Residence Asia Fund II (CLARA II) and CapitaLand Wellness Fund (C-WELL).
Earlier this year, CLARA II secured its first close with equity commitment by global institutional investors from Europe and Asia, and the fund has acquired two seed assets. The assets are a 50% stake in the 308-unit lyf Bugis Singapore and a 100% stake in the 200-unit lyf Shibuya Tokyo in Japan slated to open in Q4 2024, from Ascott. Both freehold properties are strategically located within their respective city centres and are well-positioned to capture the strong demand from business and leisure travellers. They are also set to be green-certified. lyf Bugis Singapore is poised to obtain the Green Mark GoldPLUS certification from the Singapore Building & Construction Authority by 2026 and will include sustainability features such as a room occupancy detection system, an energy efficient cooling system and hot water system.
This is C-WELL’s first acquisition since announcing its first close in end-October 2023. C-WELL is CLI’s inaugural wellness and healthcare-related real estate fund anchored in Southeast Asia. The value-add fund will focus initially on Singapore, Thailand and Malaysia. With a target fund size of S$1 billion on an upsized option, C-WELL will invest in single or mixed-used assets that span the healthcare, medical, wellness and preventive care spectrum.

The concierge counter, Say Hi!, is on the ground floor, right beside Wild Honey, the food and beverage tenant. For check-in, head to level 2, where the vehicle drop-off point is located.

lyf Bugis Singapore offers 12 Nano Single (9 sqm) and Nano Queen (11 sqm) rooms situated side by side in one of the corners. These rooms can be combined to accommodate larger families, with a common door providing access between the two units.
There will also be day use rooms that can be rented out in four-hour slots. Great for those who need a room to rest, chill or get some work done.
